Building on raw land is different from building in a subdivision. Before the first footing is poured, a rural lot usually needs a perc test and septic permit, a well permit, a driveway permit from the county road commission, and sometimes a soil erosion permit. We know how these steps work in our local townships and help you move through them in the right order so your build doesn't stall.

Do you provide the architectural plans for my custom home?

No, we do not provide in-house architectural or engineering services. We require all clients to come to us with completed, engineered architectural drawings that have been stamped by a licensed professional. Having these blueprints ready is mandatory before we can provide an accurate estimate, because they set the structural load requirements, materials, and layout needed to price and build your home safely and to code.

Are you a licensed builder in Michigan?

Yes. Michigan Exterior Pros is a licensed residential builder in the State of Michigan and is fully insured. In Michigan, anyone contracting to build a new home must hold a residential builder license from the Department of Licensing and Regulatory Affairs (LARA), so always confirm your builder's license before signing a contract.

What do I need before building a house on vacant land in Michigan?

Before construction can start on a rural lot, you'll typically need:

Stamped, engineered house plans from a licensed architect or engineer.
A perc (soil) test and septic permit if the lot isn't on municipal sewer, issued through the county health department.
A well permit if the lot isn't on municipal water.
A driveway permit from the county road commission or the local municipality.
A soil erosion permit if the project disturbs an acre or more, or is within 500 feet of a lake or stream.
A building permit from your township, city, or village.

Pro Tip: Get the perc test done before you buy land if you can. A failed perc test can make a lot very expensive, or impossible, to build on.
