Basement Finishing FAQs

Do I need a permit to finish my basement in Michigan?

In most Michigan cities and townships, yes. Finishing a basement usually requires a building permit plus electrical permits, and plumbing and mechanical permits if you're adding a bathroom or ductwork. Unpermitted basements can cause problems with insurance claims and when you sell the house. We pull the permits and schedule the inspections for you.

Can a basement bedroom be legal without an egress window?

No. Under the Michigan Residential Code, a basement bedroom needs an emergency escape opening, usually an egress window. It must have a net clear opening of at least 5.7 square feet, be at least 24 inches high and 20 inches wide, and have a sill no more than 44 inches above the floor. Window wells must be large enough to climb out of, with a ladder or steps if they're deeper than 44 inches.

Without a compliant egress window, the room can't be counted as a bedroom when you sell, and it isn't safe in a fire.

What if my basement gets damp or has leaked before?

Tell us about it. Moisture has to be dealt with before a basement is finished, not after. Common fixes include correcting gutters and downspouts, regrading soil away from the foundation, and addressing cracks or drainage. If waterproofing work is needed, it should be done before we frame so your new finished space stays dry.
